There are quite a few ways to shorten your home’s time on the market. Upgrading the kitchen appliances definitely helps, as does a bathroom vanity refresh. Even simply listing it at the right time (mid-April is the sweet spot) can help sell a property faster than expected. But if you don’t have the time, budget, or energy to make last-minute renovations, never fear: There’s an easier way to attract more eyeballs. Have you ever heard that a party is only as good as its playlist? The same goes for an open house, apparently.

According to research done by Living Cozy that analyzed 100 “property-selling” playlists on Spotify, there is a correlation between music genre and BPM (beats per minute) and potential buyers’ responses. The categories that make visitors feel right at home? Pop and rock music are the biggest drivers for more offers, followed by classic hits from the 1970s and newer, mellow fan favorites from the early 2010s. So it’s no surprise that Jack Johnson’s feel-good “Better Together,” which appeared on nine of the playlists, tops the chart as the number-one home-selling song. The acoustic guitar and romantic lyrics could be enough to make anyone fall in love and look beyond dated bathroom tile or sad light fixtures. Here’s a peek at the top five tracks:

  1. “Better Together” by Jack Johnson
  2. “Dreams” by Fleetwood Mac
  3. “Naked (Fouk Remix)” by Kraak and Smaak
  4. “Landslide” by Fleetwood Mac
  5. “The Rocketeer” by Orchestra to the Americas

Each of the top three songs have a BPM between 110 and 120, the ideal tempo to motivate buyers. “Landslide” is the major outlier, with a 159 BPM, but the emotional lyrics will likely have people feeling a connection to your place from the jump. No matter if you’re spinning classic rock or classical piano at your open house, our editors have a few favorite speakers that will carry your tunes through every room.
